6. How much does an ADU cost in San Diego?
In San Diego, an ADU generally costs $400 to $550 per square foot.
The final cost depends on size, land slope, design complexity, material selections, utility connections, foundation type, site access, and permit requirements.
7. How much does a home addition cost in San Diego?
A home addition in San Diego commonly costs $400 to $550 per square foot, depending on the size, foundation, framing, roofing, structural work, plumbing, electrical, HVAC, finishes, site access, and permit requirements.
8. How long does the ADU or addition permit process take?
The permit process usually takes about 3 to 6 months after submission to the City.
Before submission, design and plan preparation usually takes about 2 to 6 weeks, depending on the project details and engineering needs.
9. How long does ADU or addition construction take?
ADU or addition construction usually takes about 4 to 8 months, depending on the size and scope.
A 400 sq ft project usually takes less time than a 1,200 sq ft project because larger projects require more foundation, framing, roofing, utilities, finishes, inspections, and coordination.
10. Do I need a permit for an ADU or home addition?
Yes. ADUs and home additions require permits, plans, city review, and inspections.
The project may require architectural plans, structural engineering, Title 24 energy documents, utility review, and inspection coordination.
11. Can I build an ADU in my backyard?
Yes, many homeowners can build an ADU in their backyard.
The final approval depends on property size, zoning, setbacks, access, utilities, fire requirements, parking rules, slope, and site conditions.
12. Will an ADU or addition increase my property tax?
Yes. Building an ADU or addition can increase property tax.
In California, the existing home is generally not fully reassessed. Usually, only the value of the new construction is added to the property assessment.
13. How much does a kitchen remodel cost in San Diego?
Kitchen remodel cost depends on the kitchen size, layout, cabinet selection, countertops, backsplash, appliances, plumbing, electrical, flooring, wall changes, and finish level.
A full layout change or open-concept kitchen remodel usually costs more than a basic cabinet and countertop replacement.
14. Can you make my kitchen open concept?
Yes. We can help open a kitchen by removing or modifying walls to create a better connection between the kitchen and living area.
Before removing walls, we must verify whether the wall is load-bearing. If the wall is load-bearing, engineering, structural support, permits, and inspections may be required.
15. Do I need a permit for a kitchen or bathroom remodel?
It depends on the scope.
Cosmetic updates may not require a permit. Electrical work, plumbing work, mechanical work, structural changes, wall removal, shower enlargement, and major layout changes usually require permits.
16. How much does a bathroom remodel cost in San Diego?
Bathroom remodel cost depends on the bathroom size, tile selection, shower type, plumbing changes, waterproofing, fixtures, vanity, lighting, and finish level.
A simple refresh costs less. A full remodel with shower expansion, custom tile, plumbing relocation, and new waterproofing costs more.
17. Can I live in my home during construction?
In many cases, yes.
For kitchen, bathroom, ADU, addition, or full remodel projects, living in the home during construction depends on the scope of work, safety, dust control, utility shutdowns, and access to bathrooms or kitchen areas.
If the project affects major utilities, structural areas, or the only bathroom or kitchen, temporary living arrangements may be recommended.
18. Do you handle design and permits?
Yes. We help coordinate design and assist with permits when permits are required.
Permit requirements depend on the project scope, structural work, electrical work, plumbing work, mechanical work, and city review.
19. Do you provide a written contract?
Yes. Before construction begins, we provide a written agreement that explains the scope, price, payment schedule, responsibilities, exclusions, and project terms.
20. Do you offer warranty and maintenance support?
Yes. Alpha Advantage Home Builders provides warranty and maintenance support based on the final signed agreement and project scope.
